We are delighted to host you. To ensure a comfortable, safe, and enjoyable stay for everyone, please take a moment to review the guidelines below:

Check-In & Check-Out

Dubai Mall Units : All check-ins and check-outs are managed at the 3rd Floor / P10 Holiday Homes Area, where a member of our team will assist you.

Address Opera Units : All check-ins and check-outs are managed at the main residential lobby.

Guest Registration (Before Arrival)

In accordance with Dubai Tourism regulations, all guests must be registered prior to check-in:

Provide full names of all guests, including children.
Submit a passport or Emirates ID copy for each guest.
Access cards will be issued once all required documentation is received.

Parking Policy

A dedicated parking spot will be assigned for your apartment. To register your vehicle, please provide:

Vehicle color
Make and model
License plate number
This ensures smooth building access and compliance with community rules.

Smoking Policy

Smoking is strictly prohibited inside the apartment and indoor common areas. Designated outdoor smoking areas are available. We appreciate your cooperation in maintaining a clean, smoke-free environment.

Garbage Disposal

Please use the garbage room located on your floor. Do not leave trash in hallways or outside your door.

Access Cards & Keys

Keep your access card(s) secure at all times. Lost or unreturned cards may incur a replacement fee. All access cards should be returned to our team at check-out.

Linens & Towels

All linens and towels are professionally cleaned and prepared for your stay. Please treat them with care to avoid additional cleaning or replacement charges.

Noise & Gatherings

Parties, loud music, and disruptive gatherings are not permitted. Please observe quiet hours and respect your neighbors.

Pets

Pets are not allowed at the property.

Prohibited Activities

Any illegal activity will result in immediate eviction without refund and may be reported to authorities.

Amenities Access

Registered guests may enjoy the building’s shared facilities, including the swimming pool, gym, sauna, and kids’ club. Please follow all posted facility rules. Access is limited to registered guests only.

Security Deposit

AED 500 for 1 access card
AED 600 for 2 access cards
The deposit is fully refundable after check-out, provided there are no damages, missing items, or rule violations.

Penalties & Fees

Smoking: AED 500 (building fine) + House Rules violation fee
Trash left outside the apartment: AED 1,000 + House Rules violation fee
Lost access card/key: AED 300 + House Rules violation fee
Parking outside assigned spot: AED 2,000 + House Rules violation fee
Stained/damaged linens or towels: Replacement/cleaning cost + House Rules violation fee
Late check-out (per hour after 12:00 PM): AED 200 - (subject to availability)
Other damages or missing items: Actual repair/replacement cost + House Rules violation fee

House Rules Violation Fee: $300 USD
This fee covers additional cleaning, maintenance, and administrative work when key rules are not followed and helps maintain compliance with building regulations.
